Why Abseiling Painting Really Stands Out

Painting a small two-storey home can be a breeze for a DIY weekend warrior, but there's a world of difference when it comes to a 30-storey high-rise with glass and render, proper abseil painting needs pros with the right experience.

Abseil painting has its own unique set of hurdles including:

  • Working at dizzying heights
  • Dealing with all sorts of extreme weather and sun exposure
  • Meeting tricky access requirements
  • Sticking to super strict safety and compliance protocols
  • Applying special coatings that fight off UV damage and moisture

You can't just send any old painters to tackle a high-rise job, you need experienced pros who know their stuff, including:

  • Access specialists with the know-how to get to those hard to reach places

Abseil Painting in Sydney

When it comes to the jobs that call for high-rise work , scaffolding often just isn't the best solution - it's too pricey, or it can be a real pain to set up. That's where abseiling painting fits in, also known as rope-access painting. Here at Painters Link, we've got a team of Sydney based abseil painters who've got the full works when it comes to qualifications, we're not just good with a paintbrush, we're fully trained & certified to carry out everything from painting to maintenance and even tackling big jobs like facade restoration, all using rope-access systems that are more than up to scratch & meet all the industry standards.

What Is Abseiling Painting?

Abseil painting is a super specialised technique that lets painters reach those hard-to-access, high-up areas by attaching themselves to ropes just like roofer's do. This technique is perfect for:

  • Places where putting up scaffolding just isn't an option because it's too expensive or too much hassle
  • Narrow streets and any other jobsites with super restricted access
  • Projects where you need things done fast, with as little impact on the people occupying the building as possible

By doing it all from the ropes, our abseil painters can zoom across building fronts quickly and safely, giving you a clean, long-lasting finish with minimal disruption.

Our Abseiling Painting Services

We specialise in abseiling, which is basically rope-access painting - the best way to get to those hard to reach and high-up areas without bothering with scaffolding or lifts. We found it's far speedier, less invasive and way more efficient than traditional methods, which is why we love using it to paint Sydney's high-rise buildings, office towers, apartment blocks, and mixed-use developments.

Below you'll find a rundown of the specialist services we offer with our abseiling painters:

Our abseiling painting services deliver top-notch results with minimal disruption, which is why they're a smart choice for complex, high-rise projects across Sydney.

Our Abseil Painting Customers

We've worked on a wide range of tall buildings in Sydney and surrounds, from sleek Bondi apartments with ocean views, to older brick buildings in Ashfield that needed a major refresh.

We cover:

Residential Towers

We bring high-rise apartment blocks and unit buildings back to life, all without the hassle for the residents. Our team works hand in hand with strata managers, uses only the best premium exterior paints, and gives facades, balconies and common areas a fresh new coat that can withstand all that Sydney's weather throws at them.

Complex painting company

Commercial Buildings Painting

Commercial Buildings
From office blocks to hotels and corporate high-rises, Painter Link brings a professional sheen that reflects your company's image. We work align with your business hours so as not to disrupt things, and apply durable paintings that can handle high-traffic and high-visibility areas.

Commercial painting

Industrial High-Rises

Industrial high-rise buildings dont just have to withstand the elements - they have to put up with an awful lot of wear & tear too. That means our priority has to be durability, otherwise you'll be back on our hands all too soon. We use high grade epoxy, polyurethane and anti-corrosive paints to put a protective barrier between the structural steel, concrete surfaces and machinery and the ravages of time. Our rope access painters are properly trained to do their job safely, without getting in the way of the running of the plant or taking risks when working near operational zones, and we make sure that we comply with every last bit of WHS and site induction regulation that's been laid down.

Mixed-Use Developments

Mixed use developments can be a real logistical headache when it comes to painting - that's why we always make a point of doing our planning up front. We work with you to schedule our work around residents, office workers and shopkeepers so that we can keep the disruption to an absolute minimum. Using rope access techniques means we can get at the high bits - street level shopfronts, residential apartments above, and the exterior of the building itself - while keeping a consistent high quality finish across the whole thing.

Strata painting

Case Study: The 10-Storey Commercial Office Building in North Sydney

The Challenge

The exterior of the building was looking pretty rough, faded paint, cracks showing up around the window frames and water staining on the upper levels were all pretty obvious. The location in the heart of the CBD made traditional scaffolding a not-very-viable option, it would have blocked pedestrian access and we'd have had to deal with expensive council permits to get it up. And on top of all that, there were some pretty strict safety regulations to comply with.

Our Solution

We decided to bring in a team of qualified abseiling painters to tackle the job using rope-access methods. This meant we could:

  • Access all 18 levels safely without causing any disruption down below.
  • Tackle the minor cracks and give the window frames a good sealant to stop water getting in.
  • Give the whole building a fresh new coat of paint using special coatings that'd withstand Sydney's climate.
  • And do it all without causing too much of a headache for the businesses operating inside

The Result

The whole abeil painting project was wrapped up in just 4 weeks, which not only meets our deadline - but we even managed to get in front of it - and we did it all without so much as a stutter in the day to day operations of the businesses that call the building home. The building's new look has really turned up the charm and tenants are stoked with the improvement - and not to mention the property manager was more than a little impressed with how smooth everything went, and how well we kept them in the loop the whole way.

Services We Offer for High-Rise Projects

Alright, so getting a high-rise building painted up fresh is no easy task. Sure, slapping on a new paint job is part of it - but it's all about the prep work, the product we use, the way we get up there, and the technical know-how that gets the job done right and keeps it that way.

Here’s what we bring to the table for every high-rise painting project:

Surface Preparation

Before we choose a brush, we sort the surfaces out making to ensure they're in good condition. That means patching up any cracks, getting rid of rusty areas, power washing and applying the right sealers to make sure the paint will stick and last as long as it expected.

Exterior Painting

We use top-shelf exterior paint that's specifically designed to handle Sydney's crazy climate. Our coatings won't fade, crack or take a battering from the weather and your building will still be looking sharp year in, year out.

Protective Coatings

From waterproofing right through to blocking carbonation and concrete protection systems, we throw on specialist coatings that stop water getting in, stop rust from forming and stop the building showing signs of wear. That's vital for buildings with exposed facades.

Rope Access & Abseiling Painting

If there are bits of the building that are hard to get to, our certified rope-access painters have got your back. Abseiling is the the best option when scaffolding is a no-go or would be a real hassle, and it lets painters get the job done fast with the minimum of disruption.

Scaffold & Elevated Platforms

Absolutely, every job isn't good for rope access, so where that's the case, we hook up the scaffolding, the boom lifts, the swing stages, whatever it takes to get the job done safely and efficiently.

Maintenance Plans

High-rise painting is a job that's not just done once and done with - it needs regular maintenance to prevent issues and keep things looking their best. We offer up scheduled maintenance plans that keep the facade in top nick and puts the brakes on expensive remedial work further down the line. That's a lifesaver for a lot of strata and commercial clients who need to keep their budgets in check and still keep the place looking sharp.

What sets our high-rise project service apart is the attention to detail, the professionalism, and the quality of our work, and that's why our clients come back to us again and again.

Why Choose Our Painting Abseilers?

At Painters Link we put together two vital skills, the skill of long time experienced high rise painters and the know-how of trained rope-access specialists. Every single one of our painters who work at heights is fully trained, fully insured and qualified to handle any job on whatever type of building you've got. Whether you need a full exterior repaint, just a bit of touching up or a regular maintenance program, our abseiling painting work will deliver on safety, quality and on time and within budget.

Here’s why we’ve become the guys that building owners & managers across Sydney choose to work with.

  • Greater Sydney Region ; from Penrith to Liverpool, Blacktown to Hornsby

If your building isn't on the list, just give us a call, we often travel outside Sydney for larger projects across NSW.

A Case study from the Field

One of our favourite projects was a beachfront apartment block in Coogee. The salt air had chewed away at the balconies, and the old beige exterior was cracking and patchy. The strata committee gave us a call, unsure if they’d need render repairs or just paint.

After a thorough inspection, we recommended minor concrete patching, followed by a full recoat using a high-flex elastomeric membrane paint. The team completed it via abseil, with zero complaints from tenants (except maybe one who asked if we could do her balcony rail in pink... we politely declined!).

The result? A clean, modern finish that stood up to the sea breeze, and a very happy strata committee.

Common Challenges We Handle

Every high-rise has its quirks, but we've seen most of them before.

Wind & Weather

Sydney's coastal suburbs get gusty. We monitor conditions and schedule rope access work accordingly.

Difficult Access

No anchor points? No problem. We work with structural engineers to install temporary anchor systems or use mechanical access.

Building Movement

Tall buildings move, expansion, contraction, settlement. We use flexible coatings that move with the building, not against it.

Sensitive Tenants

Noisy machinery, paint smells, blocked driveways, we know how annoying that can be. That’s why we coordinate with building managers to keep things smooth.

What Does High-Rise Painting Cost?

It depends on:

  • Building height and access type
  • Condition of the existing surfaces
  • Scope of repairs needed
  • Number of colours or surfaces
  • Paint type (standard, membrane, specialty coatings)

For a 10-storey building in average condition, prices generally start from $40,000–$80,000, but can be higher for complex jobs.

Our High Rise Painting Process

1Site Visit, Access Assessment & Building Inspection

Every abseiling painting project starts with a detailed site inspection.

One of our senior team members attends the building to assess:

  • Building height, façade layout, and drop lines
  • Rope access feasibility versus scaffold or boom lift
  • Existing painting condition, cracks, rust, or water damages
  • Ground-level risks such as pedestrian traffic and car access

if the project is in a spot like the Sydney CBD, Chatswood or Parramatta then we also have to think about wind exposure, any nearby properties and what the building management are looking for. This site visit is super important - it makes sure we pick the safest and most sensible way to get the job done before we even start thinking about a price.

2Detailed Quote and Also Defined Scope of Work

You’ll get a clear, itemised quotation that explains exactly how the job will be delivered down the road.

Our high-rise painting quotes typically include:

  • Access method selection (rope access, scaffold, or boom lift)
  • Surface preparation requirements
  • Coating systems and number of coats
  • Project staging and expected timeframe
  • Safety and compliance allowances

Everything is documented. There are no vague line items or hidden costs. This level of detail is essential for strata committees, facility managers, and commercial owners comparing professional painting services.

3Safety Plan & Permits

High-rise and abseil painting is governed by strict safety standards, and we manage this process end-to-end.

We prepare and coordinate:

  • Safe Work Method Statements (SWMS)
  • Rope access procedures which aligned with AS/NZS 4488
  • Site-specific risk assessments
  • Coordination with building management and strata

Where required, we also assist with council notifications and compliance aligned with SafeWork NSW guidelines.

Clients don't need to chase paperwork or approvals. We handle it all before work begins.

4Preparation Work

Preparation is critical in high-rise painting, especially on exposed facades.

Depending on the building condition, preparation may include:

  • High-pressure washing to remove dirt, mould, and salt residue
  • Treating rusted steel and balcony edges
  • Patching cracks and minor concrete or render repairs
  • Sealing porous or chalking surfaces

All preparations are carried out at height using rope access to ensure the surface is properly ready before painting begins. Skipping this stage is the main reason facade paintings fail early.

5High-Rise Painting Application

Once surfaces are prepared, we move into the painting phase using the most suitable method for the building.

We select the access method based on safety, efficiency, and finish quality:

  • Rope access (abseiling) for tall facades and narrow access zones
  • Scaffolding where extended work areas are required
  • Boom lifts or elevated work platforms for targeted sections

Coating systems are applied strictly to manufacturer specifications. We commonly use commercial and exterior-grade products from suppliers such as Dulux, chosen for durability in Sydney's climate.

Work is planned to minimise disruption to all people such as residents, tenants, and pedestrians below.

6Final Check and Inspection

Once painting job is complete, our project manager conduct a final inspection with you or your representative.

This includes:

  • Reviewing completed areas from ground level and access points
  • Addressing any minor touch-ups immediately
  • Confirming the scope has been delivered in full

We don't demobilise until the work meets the agreed standard. Clean-up is completed daily and at project close-out.

7Ongoing Support and Warranty

Abseil painting is part of long-term building maintenance, not a one-off task.

After handover, we remain available for:

  • Warranty support
  • Minor touch-ups
  • Planned maintenance programs

Many strata and commercial clients choose scheduled facade inspections to extend the life of their paint system and avoid costly remedial works later.

FAQs About High Rise Painting

1Do you need council approval to paint a high-rise?
Generally not, but if scaffold or equipment goes on public land, we handle council permits for you.
2How long does high-rise painting take?
Most 8–15 storey buildings take 3–6 weeks depending on the weather and scope.
3Can tenants stay during painting?
Yes. We minimise disruption and communicate access points in advance.
4Is rope access safe?
Absolutely. Our team follows Australian Standards and holds IRATA or equivalent certification. We never compromise on safety.
5What paints do you use?
Mostly Dulux Acratex, Taubmans Armawall, or Wattyl Granosite, chosen based on your building’s needs.
6How long will abseiling paintwork actually last?
High end exterior coatings done right and looked after should last around 10 to 15 years.
7Is abseiling painting safe as all get out?
Absolutely. Our Sydney abseiling painters are all IRATA certified and work under tight Australian OH&S rules. Each project gets a full on risk assessment and safety plan to keep everyone - painters, occupants, and the public - out of harm's way.

More FAQs About Abseiling Painting

1When is abseiling painting a whole lot better than scaffolding?
You want to use abseiling painting when scaffolding is just too expensive, takes too long, or is just plain impractical. Works great for tight alleys, super tall buildings with weird shapes, and places where you need to keep disruption to a minimum.
2How much does abseiling painting cost in Sydney?
Abseil painting costs vary depending on what you're working with, how tall the building is, what the surface looks like, how easy it is to get to, and what you're painting with. In a lot of cases, rope access painting is the more affordable option because you save money on setup and gear.
3Do the abseiling painters just do the painting or can they handle maintenance too?
Yeah, they can do it all. In addition to painting, our rope-access chaps can also give the surface a good clean, do some minor repairs, seal things up, and apply protective coatings - which makes abseiling painting a pretty versatile option for ongoing maintenance.
4What kind of harness do your painters use?
Our painters knock about in full-body industrial abseiling harnesses that tick all the boxes for the Australian Standard AS/NZS 1891. These rigs come with a built in fall-arrest system, adjustable shoulder and leg straps and double lanyards to provide a bit of extra peace of mind. Before they even think about using one, they're given a once over every single day and the results are logged in our safety records.
5How do you ensure harness safety at height?
We make sure every single one of our harnesses is part of a complete rope access system that consists of certified anchor points, ropes that've been thoroughly load tested, descenders and backup lines. Before we do any job, we do a pre-job safety check, keep an eye on the ropes all the time while we're working and have a rescue system in place that meets the requirements of Safe Work NSW.
6Who checks the harnesses and ropes?
Our height safety officers and rope access supervisors take a look at all the gear before each job and give it a go-ahead. Every rope and harness has its own unique ID number and we keep a record of its service history so we can track it back if we need to.
