Roof Condition Assessment:
Do a proper roof inspection to figure out where you've got broken tiles, cracked ones, or maybe some moss, lichen, rusted flashings. You'll also want to look out for surface grime that's built up.
Access and Safety Planning:
Before you even start, sort out your roof access. Get some good roof harness points in place & put up some edge protection & safety barriers to keep people safe while they're working. Then, get a SWMS drawn up that matches up with all the WHS rules.
First things first, the roof needs a real good scrub, mate. Over the years all sorts of muck builds up - dirt, moss, lichen, loose paint and general grime - and if we don't clear that out first the new coating ain't gonna stick like it should. So we fire up the high-pressure washer (it's got to be a good 3,000 to 4,000 psi, or it just ain't worth it) and give the whole roof a good going over, blasting all that old build-up off.
We also give the walls and any nearby areas a bit of a clean while we're at it, just in case some water decides to go splashing everywhere. And it's a good idea to check and clear the gutters and downpipes while we're at it so we don't have to do it again in the not-too-distant future.
When you're doing a roof restoration, here's what we do:
- Replace any tiles that are cracked or missing
- Get the ridges sorted by re-bedding & repointing the ridge caps
- Give any metal roofs a rubdown to sort out the rust
- Seal up any porous tiles that are letting water in
Now the roof's clean and dry, it's time to get the primer on. We slap up some Dulux Roof Primer, the right type for the tiles, either concrete or terracotta, depending on what your roof is made of. We use an airless spray to get an even coat and make sure it gets right into all those tiny gaps and porous bits.
Then we leave it to dry, and that can be anywhere from 2 to 4 hours, depending on the weather. But trust us, it's worth it for a strong bond and results that will last.
Now for the actual paint job
- Product:
We use Dulux Roof Membrane, a high-build elastomeric coating with UV stability & waterproofing. You'll need two coats, one after the other.
- Application:
Use airless spray equipment with a 0.019” tip, that way you can get a consistent finish. Do the first coat, let it dry (about 4-6 hours), then do the second one at a right angle to the first coat to make sure you get even coverage.
- Coverage:
Each coat covers about 6-8 m² per liter and gives you a total dry film thickness of 300-400 microns.
Once the paint's dry, we take a good hard look at the whole roof. We check that the flashings, valleys and ridge caps are all properly coated and protected. Any tricky corners or hard to reach bits get finished off by hand with a brush.
We also make sure the colour and sheen look consistent all the way across the roof, so it looks clean and uniform. Just right.
Quality control is really important to us. The site supervisor signs off on each stage, cleaning, priming and painting, and once it's all done, we do a walk-through with you to make sure you're happy with the finish.

Case Study #1 - Roof Painting Magic in Blacktown
This house in Blacktown had taken a pretty good pounding from years of sweltering summers & wild storms. The original red concrete tile roof had faded from a fiery red to a dull pink, and thats not all - its waterproof layer had cracked & worn away leaving it looking pretty rough. Owners had put the home up for sale, but replacing the roof entirely wasnt something they were keen on spending good money on.
So we got to work by giving the old roof a thorough going over with a high-pressure washer to blast all the dirt, moss, and lichen off it. Once we had the surface looking good as new we applied a coat of Dulux Roof Primer to make sure the two of us (paint & roof) would be great long term mates. Finally we slapped two coats of Dulux Roof Membrane in charcoal on & Bob was our uncle.
The end result was nothing short of amazing, this house looked like a million bucks - its roof looking almost brand new & looking super fresh. And here's the kicker, just two weeks later the house sold for a whack more than the asking price. The agent told us later that the new paint job had immediately caught the eye of potential buyers and this house just stood out from the rest.
Case Study 2 - Complete Roof Restoration - Parramatta
This place in Parramatta was having a real struggle with leaky roofs, the ridge caps were cracked and the paint was getting on in years - it was just begging to have water seep in. The owners had tried fiddling with a few broken tiles & patching things up, but heavy rain would just keep coming in anyway - at that point you could see a full on roof restoration was the only way to get the job done long term.
So we started by ripping out the dodgy tiles and redoing the ridge caps to make sure the whole roof was good as new. Next up we gave the entire roof a good hose down with a pressure washer to blast off all the years of muck, moss & grime that'd built up. Once it was all dry, we gave it a coat of Dulux Roof Primer to sort out the adhesion and durability.
Finally, we slapped on two coats of Dulux Roof Membrane in Slate Grey - this stuff is top of the line, with great UV resistance and weather protection - really the best thing we could've put on the roof.
The end result was a roof that's not only watertight, but looks great as well, its really given the place a bit of a face lift and the owners are over the moon, they reckon their house feels brand new again and they're even seeing a drop in temps over summer thanks to the heat reflecting membrane.
Case Study 3 : Heritage Roof Restoration - Strathfield
Sitting pretty in 1960s Strathfield is this lovely home that came to us with a roof that's been looking pretty rough. The owners had a terracotta-style concrete tile roof which had gone a whole 50 odd years without a lick of paint. That had led to those tiles becoming like sponges, letting in a few drips here & there & fostering this pesky moss to build up over time. But these homeowners wanted some TLC on their roof without losing any of that original character that made it so special.
First things first, we carefully gave the roof a gentle clean, not wanting to damage the older tiles in the process. Next up, we chased down & replaced all the cracked tiles that had fallen out, and put the ridge caps back together with a flexible mortar that would stand up to the tests of time. Only then were we ready to start with the Dulux Roof Primer, to make sure everything stuck properly. And to cap it all off (no pun intended!), we applied 2 coats of Dulux Roof Membrane in Terracotta, we picked this particular shade because it matched the old roof's colour just perfectly.
Striking a perfect balance between heritage charm & modern protection was the aim; and when we were done, the roof still looked like its beautiful old self, but now it had this lovely subtle sheen & a brand new durable, weather-tight finish. The owners were absolutely thrilled with the result, they put it like this " It looks just like the old roof we fell in love with, it's just now better protected."
